Mobile and Manufactured Homes

At Pacific Inspection Services, our inspection of Mobile and Manufactured Homes includes all of the components which are inspected on a conventional residence, (see a list of these by selecting "Residential Properties" from our home page).

If the home is located inside the boundaries of a mobile home park, our inspection also addresses many of the Health & Safety Requirements of the California Department of Housing and Community Development (H.C.D.).  Many mobile home parks are REQUIRING an inspection of these H.C.D. Health & Safety concerns because of recent legislation which calls for "full disclosure" during the ownership transfer of a mobile/manufactured home.  H.C.D. no longer performs inspections during transfer of sale, they have turned that over to the private industry.

Due to the nature of the title "HEALTH & SAFETY", it is obvious that these type inspections are important.  However, they are important from another standpoint as well.  Unlike conventional homes, State Inspectors (employees of H.C.D.), can come on to your lot at any time and perform an inspection of your mobile/manufactured home, (current law says that these inspections must be done every 5 years).  If a citation is issued as a result of a State Inspection, it is up to the current owner of the home to pay for corrections, even if they bought the home in that condition.

We are NOT "State Inspectors" and do not work for the State of California.  However, as a courtesy we include inspection of many Health & Safety concerns for the protection of our clients.
